Neighborhoods That Complement Your Lifestyle: Jackson Creek, Meridian Ranch, and Vista Grande

CH 05.26.1

Choosing a neighborhood is not the same decision as choosing a house. The house is where you live. The neighborhood is how you live — the school your kids walk to, the commute you make every morning, the community pool in August, the drive time to the hospital when something unexpected happens. Get the neighborhood right, and everything else follows more easily.

Campbell Homes currently builds in three communities across the Colorado Springs region, and each one attracts a different kind of buyer for specific, practical reasons. This guide is not a generic overview. It is a straightforward look at what makes each neighborhood work for different lifestyles, priorities, and family situations — so you can match where you build to how you actually want to live.

Jackson Creek: Space, Outdoors, and the Best Denver Commute

Jackson Creek is located in Monument, CO — positioned between Colorado Springs and Denver in a way that genuinely opens up employment options in both directions. For buyers who want land, outdoor lifestyle, and a realistic Denver commute, it is the strongest option of the three communities.

Location and Access

Monument sits just off I-25 between Colorado Springs and Castle Rock. Jackson Creek is under an hour to downtown Denver and approximately 20 minutes to central Colorado Springs. The Air Force Academy is roughly 15 minutes south — a meaningful factor for military families at that installation. For households where one partner commutes to Denver and the other stays local, Jackson Creek is the only community in the portfolio that makes both scenarios comfortable.

Schools

Jackson Creek feeds into District 38 — Lewis-Palmer Middle School and Lewis-Palmer High School are both well-regarded, and Bear Creek Elementary serves the younger grades. For families for whom school quality is a primary decision driver, District 38 competes directly with District 20 as one of the area’s strongest options.

Lifestyle and Kids Activities

This is where Jackson Creek separates itself most clearly. Lot sizes run from a quarter to a half acre, which means genuine outdoor living space. Several floor plans include RV garage options, reflecting a community orientation toward active, gear-heavy outdoor lifestyles.

Paddleboarding at Palmer Lake or Monument Lake, disc golf, and a well-developed trail network for hiking and biking are all close. King’s Deer and Flying Horse golf courses serve the area. The Ford Amphitheatre — genuinely world-class for outdoor concerts — is about 15 minutes away, alongside Top Golf, go-kart racing, and bowling for family nights out. Local dining at Back East Bar & Grill, Broken Bones BBQ, and Pikes Peak Brewing Company rounds out a social scene that feels community-rooted rather than chain-driven.

Homes in Jackson Creek

Campbell Homes offers 15 floor plans in Jackson Creek, ranging from 3,176 to 4,543 square feet, priced from approximately $799K to $903K. Three-car garages are standard, with some plans offering four- or five-car or RV garage configurations. All homes include finished basements.

See current floor plans on the Jackson Creek neighborhood page.

Meridian Ranch: The Most Amenity-Rich Community in the Portfolio

If you want resort-style amenities, more space than urban Colorado Springs offers, and convenient access to Schriever Space Force Base, Meridian Ranch in Falcon offers something none of the other three communities can match in on-site infrastructure.

Location and Access

Meridian Ranch is located in the Falcon/Peyton corridor east of Colorado Springs, with access via Powers Boulevard, Woodmen Road, and Highway 24. Colorado Springs Airport is approximately 25 minutes away — useful for frequent business travelers. Schriever Space Force Base and Peterson Space Force are conveniently located east of Colorado Springs, making Meridian Ranch the natural fit for military families at those installations. St. Francis Hospital is roughly 15 minutes.

Schools

The community is served by School District 49, a newer and fast-growing district building out capacity in step with the rapid growth of the Falcon corridor. For families relocating from out of state, D49 is a developing district serving a community that is growing quickly and actively investing in its schools.

Lifestyle and Amenities

Meridian Ranch’s newest addition is the Fieldhouse – a 45,000 square foot facility for soccer, lacrosse and flag football, a suspended walking track, and state-of-the-art fitness center. Antler Creek Golf Course sits within the community. Falcon Regional Park is nearby for open-air outdoor space. The combination of on-site amenities, large and small land parcels, and a master-planned community structure makes Meridian Ranch the best fit for buyers who want a full-service neighborhood environment.

Local shopping at the Shops at Meridian Ranch or any of the three other large grocery & retail stores in the community handles day-to-day needs, with dining at Purple Toad Social Tap & Grill and JAKs Brewing Co. for social evenings close to home.

Homes in Meridian Ranch

Meridian Ranch has the widest range of home sizes in the Campbell Homes portfolio — from 1,548 to 4,543 square feet — and the strongest customization options, including both the Blue Sky collection and the Signature Series. Pricing starts from approximately $485K.

Vista Grande: Military Access, Established Centrally-located Neighborhood with no HOA, and an Attractive Entry Price

Vista Grande is the right answer for a specific buyer: someone who wants a Campbell Homes quality build at a very accessible price point, with the best multi-military access of any community, and an established neighborhood feel.

Location and Access

Vista Grande is located in Colorado Springs at the corner of Flintridge and Crestview off North Academy Boulevard, with quick I-25 access via Austin Bluffs Parkway or North Union to Woodmen. The location is central and practical — close to everyday needs without requiring a highway drive for most errands.

Schools

Vista Grande is served by District 11, with Helen Keller Elementary, Russell Middle School, and Doherty High School as the primary feeders. Both the Elementary and Middle School are walking or biking distance, brining back memories of the ‘good ole days.’ Pikes Peak State College, UCCS, and Colorado College are all nearby — relevant for households with college-age students or adults pursuing continuing education.

Military Access

Vista Grande stands apart as the most accessible community for military families with obligations at multiple installations. It sits approximately 30 minutes from both Schriever Space Force Base, Peterson Space Force and Fort Carson — a combination no other community in this group can match. For dual-military households, or for service members who may see assignments at either base, this geographic positioning has real practical value that is worth prioritizing.

Lifestyle

Vista Grande has an established neighborhood character. The Vista Grande Pool and Recreation facility — a membership-based community pool with a lifeguard, playground, and pavilion — is the social hub for families in the area. Lot sizes run from 6,000 to 9,600 square feet, which means lower maintenance and a more walkable, urban-adjacent feel compared to Jackson Creek or Meridian Ranch. St. Francis Hospital and Memorial Hospital are both within 15 minutes. Colorado Springs Airport is 25 minutes.

Homes in Vista Grande

Vista Grande offers one of the most accessible entry points in the Campbell Homes portfolio, with homes starting in the mid-$500s. Ranch and two-story plans are available, ranging from 2,422 to 3,176 square feet. Ranch plans include two-car garages with optional third-bay; two-story plans include three-car garages.

See current availability on the Vista Grande neighborhood page.
